Dossier de Diagnostic Technique (DDT)

Surveys

We bought the property in 2019 so not all the diagnostic checks (surveys) required now were required then. The property was also classed as derelect and so other tests were not carried out.

Below we have provided the results of the Doissier de Diagnostic Technique (surveys) we received when we purchased back in 2019 just for your information.

Once we have an interested party for the sale of our property we will instigate an up to date and valid Dossier de Diagnostic Technique (DDT)

The Dossier de Diagnostic Technique (DDT) includes legal, technical diagnostics checks for asbestos, lead, termites, gas, electricity, energy efficiency (DPE), and natural risks. 


Key Aspects of French Property Surveys (DDT)

  • Mandatory by Seller: The vendor is legally responsible for providing the DDT to the buyer.

  • Validity Period: Some reports (e.g., natural risks) may only be valid for six months, while others (e.g., energy efficiency) last up to 10 years.

  • DDT Contents: Includes asbestos, lead (creusset), termite detection, electrical/gas installations, septic tank compliance (if not on mains sewage), and the Diagnostic Performance Energétique (DPE).

  • Consequences: If the DDT is not provided, the seller can be held liable for hidden defects. 


Key Diagnostic Tests (DDT):

  • Energy Performance Diagnosis( EPD) (Diagnostic de Performance Energétique - DPE): Evaluates energy efficiency, mandatory for advertising; valid for 10 years.

  • Asbestos (Amiante): Compulsory for properties built before January 1, 1997.

  • Lead (constat de risque d'exposition au plomb - CREP. ): Required for buildings constructed before January 1, 1949.

  • Termites (etat des risques parasitaires): Required in specific, at-risk areas; valid for 6 months,

  • Electricity & Gas Installations: Required if the systems are older than 15 years; valid for 3 years.

  • Natural/Environmental Risks (Etat de servitude Risques et information des sols (ESRIS)): Covers risks like flooding, seismic activity, or industrial hazards; valid for 6 months.

  • Gas Installation (un état de l'installation intérieur de gaz ): A report on a natural gas installation in the property. It applies to those properties where the gas installation has been installed for at least fifteen years; valid for 3 years.

  • Electrical Wiring (un état de l'installation intérieure d'électricité): A report on the condition of the electricity supply in the property, where the wiring is over 15 years old; valid for 3 years. 

  • Septic Tank/Drainage (Assainissement): Mandatory if the property is not on main sewage.

  • Radon: In those areas covered by a plan de prévention des risques or an area where, as defined by regulation, a potential radon risk is present, the buyer must be informed of the existence of the risk. This requirement has been in place since 1st July 2018.

  • Surface Area (Loi Carrez): Mandatory for apartments or co-owned properties. 


Important Details:

  • Cost: Borne by the seller, usually costing a few hundred euros, though they can be deducted from capital gains tax.

  • Validity: Ranges from 6 months (termites, natural risks) to 10 years (DPE), so they should not be done too far in advance.

  • Penalty: Failure to provide a valid, complete DDT can lead to the buyer canceling the sale or demanding a price reduction.
